About this checker

This tool generates a personalised compliance checklist based on your property type and circumstances. It covers the main requirements for letting residential property in England under the Renters' Rights Act 2025 (in force 1 May 2026).

HMO properties have significantly more requirements than single lets. If you're unsure whether your property is an HMO, check the government definition or contact your local council.

Coming next: mandatory PRS Database registration from late 2026 and Landlord Ombudsman membership from 2028. These are not yet in force.
