How rental yield is calculated
Gross yield is the simplest measure: annual rent divided by the property price, expressed as a percentage. It does not account for any costs.
Net yield deducts your annual running costs (insurance, maintenance, management fees, voids, etc.) from the annual rent before dividing by the property price. This gives a more realistic return figure.
