Right to Rent: what you need to know
When to check: You must check documents for every adult who will live in the property before the tenancy starts. This includes lodgers.
What to do: Check the original documents in person (not photocopies). Take a clear copy and record the date of the check. Keep copies for 12 months after the tenancy ends.
Online checks: For EU Settlement Scheme holders, you must use the Home Office online checking service with the tenant's share code. You cannot accept physical documents for EUSS status.
Follow-up checks: If a tenant has time-limited permission to stay, you must do a follow-up check before the permission expires.
Penalties: Fines of up to £3,000 per occupier for a first offence, and up to £10,000 for repeat offences. Criminal penalties can also apply.
This tool covers England only. Right to Rent checks do not currently apply in Scotland, Wales, or Northern Ireland. Always refer to the latest Home Office guidance.
