Free landlord software, however many homes you let
LieuTenant keeps the rent, certificates, repairs and tenants for all your homes in one account. It costs nothing, and the core of it will stay free.

Why it’s free
Most landlord software is priced for letting agents
Property software usually charges by the month or by the home, and it’s designed around how an agency works. That’s fair enough if you run an agency.
If you let one flat or a few houses and look after them yourself, the sums rarely add up. So most landlords make do with a spreadsheet, a calendar full of reminders and a drawer of certificates, and hope nothing slips through.
LieuTenant is built for that landlord. Everything you need to run your homes properly is free, with no limit on homes, units or tenants. Later we’ll offer optional extras, such as rent management, and you’ll only pay for those if you want them.
What you get, free
- Every home you own
- Single lets, HMOs and blocks of flats, with every unit and tenancy. Nothing is counted or capped.
- Reminders before certificates lapse
- Gas safety, EICR, EPC, HMO licences and insurance, with an email 30, 14, 7 and 1 day before each one is due.
- Rent and arrears
- Record payments as they arrive. LieuTenant works out who is behind, and by how much, tenancy by tenancy.
- Expenses and receipts
- Log repairs, insurance and other costs against the right home, with the receipt attached.
- A login for each tenant
- Tenants see their rent and documents, report repairs with photos and ask about pets.
- Reports for your accountant
- Income statement, cash flow, rent collection and property performance, downloaded as CSV files.
Every home, and what it needs
The Properties page lists each home with its rent and anything outstanding, such as a certificate that has run out, a missing deposit certificate or a payment that hasn’t arrived.

Getting started
How it works
- 1
Add a home
Type in the address and choose single let, HMO or block. For an HMO or a block, add each room or flat as a unit.
- 2
Add the tenancy and the paperwork
Enter the tenant, rent and deposit, then upload the gas safety record, EICR and EPC with their dates.
- 3
Let it keep watch
Record rent as it comes in. LieuTenant flags what’s late, emails you before each certificate is due and puts it all on your Today page.
What it replaces
- Calendar reminders for the gas check
- Emails 30, 14, 7 and 1 day before it’s due, then every 7 days until the new record is uploaded
- A spreadsheet of who has paid
- Arrears worked out from each tenancy’s rent, due day and payments
- Certificates in a drawer or an inbox
- Each one stored with its home, and shared with the tenant through their login
- Repair requests by text
- Repairs reported through the tenant’s login, with photos and every reply kept
Questions
Is LieuTenant really free?
Yes. Homes, tenancies, rent tracking, certificate reminders, repairs and tenant logins are free, with no limit on homes. Later we’ll add optional paid extras such as rent management. The core stays free.
So what’s the catch?
There’s no trial to run out, no card to enter and no cap on homes. We don’t sell your data or show ads. The plan is to earn money from optional extras that some landlords will want.
Do my tenants pay anything?
No. Their logins are free too.
How much can I store?
Each account includes 1 GB for documents. If you get close to it, get in touch.
Where is my data kept?
In the EU, in Dublin, Ireland. It’s encrypted in transit and at rest.
Does it work in Wales and Scotland?
You can use it anywhere in the UK, but the tenancy rules it checks are the rules in England.
