HMO management software, room by room
Run each room as its own tenancy with its own rent, tenant and login. Keep the licence and fire safety records with the house, and see straight away which rooms are behind.

HMOs
A shared house is several tenancies under one roof
An HMO brings more paperwork than a single let. There’s usually a tenancy for each room, a licence from the council, fire safety records, and more people reporting more repairs.
Kept in a spreadsheet, it soon turns into several: one for rent by room, one for certificates, one for who reported what and when.
In LieuTenant the house is the property and each room is a unit. Every unit has its own tenancy and rent, while the licence, fire safety, legionella and insurance records belong to the house.

Getting started
How it works
- 1
Add the house as an HMO
Type in the address, choose HMO and add a unit for each room.
- 2
Add each tenancy
Give each room its tenant, rent, due day and deposit. Tenants get an email inviting them to their own login.
- 3
Upload the house records
Add the licence, fire safety, legionella and insurance documents with their dates. LieuTenant reminds you before each one runs out.
Questions
Can I manage an HMO with a tenancy for each room?
Yes. Add the house as an HMO, then a unit for each room. Each unit has its own tenancy, rent and tenant.
Will LieuTenant remind me before the HMO licence expires?
Yes. Upload the licence with its expiry date and you’ll get email reminders before it runs out.
Does my HMO need a licence?
A mandatory licence is needed if 5 or more people from more than one household live there and share a kitchen, bathroom or toilet. Your council may also license smaller HMOs, so check with them. Our HMO licensing guide has the detail.
What does each tenant see?
Their own rent and payments, the repairs they’ve reported and the documents you share with them.
Is it really free for HMOs?
Yes. There’s no charge per room or per house.
Read the rules
- HMO licensing for landlordsWhen an HMO needs a mandatory licence, council licensing for smaller HMOs, how long a licence lasts and the penalty for letting without one.
- Smoke and carbon monoxide alarms: the landlord rulesWhere landlords in England must fit smoke and carbon monoxide alarms, checking them on the first day of a tenancy, repairs and the £5,000 fine.
- Legionella risk assessments for landlordsLandlords must assess the risk of legionella in a rented home’s water. Most can do it themselves, and no test certificate is needed. What to check.
