Fair wear and tear: You cannot deduct for normal wear and tear. Scuffed skirting boards, faded curtains, and small nail holes are generally considered normal.
Valid deductions: You can deduct for damage beyond fair wear and tear, professional cleaning if the property was returned dirty (and the tenancy agreement requires it), missing items, and unpaid rent or bills.
Evidence is everything: Keep the inventory, check-in photos, check-out photos, and any quotes for repairs. Without evidence, deposit disputes will typically be decided in the tenant's favour.
