Stamp duty rates explained (2025)
Stamp Duty Land Tax (SDLT) is a tax paid when you buy residential property in England and Northern Ireland. Scotland has LBTT and Wales has LTT — this calculator covers England and Northern Ireland only.
Home movers: If you're selling your current home and buying a new one, standard SDLT rates apply. There's no tax on the first £125,000, then rates rise progressively through five bands up to 12% on amounts over £1.5 million.
First-time buyer relief: If the property costs £500,000 or less, first-time buyers pay no SDLT on the first £300,000 and 5% on the portion from £300,001 to £500,000. If the price exceeds £500,000, standard rates apply.
Additional property surcharge: Since October 2024, an extra 5% is charged on all bands when buying a second home, buy-to-let, or any additional residential property. This increased from the previous 3% rate.
